It is our great pleasure to announce that after Grand Hotel Lublinianka in Lublin and Andersia Tower in Poznan, Von der Heyden Group has started its new 4 star hotel development in Poland: Dlugi Targ Hotel Project in Gdansk.

The von der Heyden Group took part and has won a complex tender organized by Millenium Bank and acquired a prestigious property at the corner of historical Dlugi Targ Boulevard and Mieszczanska Street, almost opposite to the well known Neptun’s Statue and the Dwor Artusa building.

The newly owned property is one of the most attractive buildings in the exceptional tourist part of Gdansk. It consists of three semidetached historical city houses with three different historically renovated and well preserved frontal elevations. Von der Heyden Group plans to convert the buildings into a 4 Star Deluxe boutique Hotel, after a thorough refurbishment which is planned to start in autumn of 2006 and will last until winter 2007. The total area is approximately 2.500 m2.

The hotel rooms are planned to be located on four floors, many of them facing the vibrant life and streams of tourists on the Dlugi Targ Boulevard. In order to obtain the required space for a banquet and event hall and additional hotel rooms, the southern wing of the building will be extended. The objective is to obtain a homogenous impression with the front part of the building, in close co-operation with the city conservator of monuments. The building will be renovated to keep its charm and historical character.

Sven von der Heyden, Von der Heyden Group Chairman said: “This is one of our most beautiful acquisitions for years and we are convinced more than ever, especially in a fierce competitive environment, that only location counts. Within Gdansk, the location can hardly be beaten and we are certain that this enterprise, even though below the average of our usual transaction size, will turn into a financial success story.”

Adam Trybusz, Von der Heyden Group Managing Director for Poland added: “We will develop a hotel where tourists will feel as if they were in the best hotel in Amsterdam old-town. The atmosphere, architecture and the service, all will make them travel to Gdansk instead of Amsterdam and our aim is that Gdansk has no vacant hotel rooms.”

When ready, the luxury hotel will offer international services standards for business travelers & tourists. For guests’ disposal there will be 44 spacious, well designed rooms and suites, an exquisite restaurant with 45 seats, a banquet & event hall (350 m2) and various fitness facilities.

The Hotel will be managed by the Spanish hotel chain IBB Hotels. Since 2003, this will be the third hotel run by IBB Hotels in Poland, after the successful management of the Grand Hotel Lublinianka and the launch of Andersia Tower Hotel in Poznań in spring 2007.

Von der Heyden Group invests in a historic building in the centre of Erfurt’s Old Town!

We are happy to announce that after Grand Hotel Lublinianka in Lublin, Andersia Tower in Poznan and Dlugi Targ Project in Gdansk, Von der Heyden Group has purchased its first 4 star hotel building in Erfurt, Germany. The hotel is located at the Krämerbrücke in the historical centre of Erfurt and gives a stunning view onto the famous medieval Krämer Bridge. It offers 91 rooms right in the heart of a lively tourism centre although with a magnificent and quiet location facing a small park and the river Gera.

The Von der Heyden Group acquired the prestigious property from Sorat Hotels, the German hotel chain. The hotel will be managed by IBB Hotels who has also taken an equity stake in the investment. Having signed the purchase agreement, Mr Sven von der Heyden, Von der Heyden Group Chairman, said: “this is the first step into the German Hotel market for both our Group and IBB Hotels and the building perfectly fits IBB’s strategy to go for quality properties. We are very excited to have purchased this beautiful landmark building in the Capital of the German federal state of Thueringen. As always, we have a long term vision up to increasing the amount of beds on a small plot adjacent to the Hotel”.

The stylishly designed 4 star hotel in Erfurt offers 91 rooms and suites including 6 rooms in the Tower at the Krämer Bridge with exposed medieval brickwork, original beams, warm colours and clever details. The Interior furniture has been designed especially for the hotel by a top French designer, Didier Gomez. The hotel makes available an underground garage for 30 parking places, 2 restaurants with a terrace and a beer garden, lobby bar, 3 conference rooms up to 130 people, sauna, cosmetics and massage.

IBB Hotels will now develop the Hotel in Erfurt in order to ensure the already pleasing high occupancies and level of customer satisfaction. The IBB Hotel Erfurt is a first step of IBB’s expansion strategy into Germany. IBB Hotels is now active in Spain, Germany and Poland, where the Hotel Operations Company will soon manage 3 Hotels developed by the Von der Heyden Group: the Grand Hotel Lublinianka, the IBB Andersia Tower Hotel in Poznan and the refurbishment project Dlugi Targ in the heart of the old town of Gdansk. IBB Hotels is actively searching the market for new opportunities.

Von der Heyden Group acquires further shares in IBB Hotels!

It is a great pleasure of IBB Hotels and Von der Heyden Group to jointly announce that Von der Heyden Group has become through an additional purchase of shares the 70% majority shareholder in IBB Hotels, a Spanish origin hotel chain that has been successfully operating on the Spanish, Polish and German markets.

In 2001 Von der Heyden Group, a pan-European investor and developer acquired 25,5% of the shares in IBB Hotels, followed by an increase to 40% in 2005, to 50% in 2007 and now to 70% in 2008.

IBB Hotels was founded in 1992 by Damian Llull in Menorca, entered the Polish market in 2002 as the first Spanish hotel chain in Poland. IBB Hotels commenced its operations in one of the most beautiful heritage buildings in Lublin, the four star de-luxe Grand Hotel Lublinianka.

The common values shared by the developer and the hotel operator such as top quality individual approach and care for detail allow for an excellent teamwork between the two companies. A strategic plan for the future has been developed to increase the portfolio in Spain, Poland and Germany by opening in each of those countries one new hotel per year. At the same time, IBB Hotels will look for new destinations including in Asia. To support the plan a new corporate image has been created for IBB Hotels Brand.

Only recently in July 2008, IBB Hotels has expanded in Germany and opened a second four star hotel in the heart of the Bavarian three-river city Passau, in front of the main station and only a few steps from the historical Old Town.

Von der Heyden Group invests in a monumental XIXth century piece of art building in the triangle of Germany, France and Switzerland

The 5 star Hotel Römerbad in Badenweiler throughout its long history traditionally known as the ‘Cultural Residence’ has been purchased by the Von der Heyden Group. It is stunningly located at the hill of the Castle Square and surrounded by 25.000 sqm owned park and forests overlooking French Vosges Mountains, Rhein intervale and the Old Town of Badenweiler in the Markgräfler Region, Germany. Basel and Mulhouse are only a 20 minutes drive away.

After the Grand Hotel Lublinianka in Lublin, the renovation project of the historic Menorquin Mansion named Cugó Gran (opening in 2010), this acquisition shows once again the Group’s enthusiasm for unique and unrepeatable buildings.

The Hotel Römerbad first opened its doors in 1825. It was owned by four  generations of Johann Jacob Joner’s family who immigrated to Badenweiler from Switzerland. Throughout the years, the building was a few times reconstructed according to a design of an eminent Swiss architect Horace Edouard Davinet and developed into an impressive 4 wing extensive premises with a roofed inner patio, concert chamber, mansard roofs, towers, balconies and an ornamental façade. Due to the Hotel’s exceptional character and inspiring atmosphere, many cultural events, exhibitions and festivals of classical and modern art and music found their home in the ‘Cultural Residence’. ‘Music Days in Römerbad’ started by Klaus Lauer in 1973 have become an annual event until today, as well as ‘Literature Forums in Römerbad’.

Von der Heyden Group have purchased the Hotel Römerbad from Mr Karl-Heinz Berkner who owned the Hotel since 2005. He once came to Badenweiler to heal his broken hand with thermal waters and together with Mrs Brigitte Leitner saved the Hotel from insolvency, after the building went into serious financial problems following the death of the Joner’s family. Between 2005-2009 thorough renovation works were conducted and reached 4 mln Euros. The Hotel Römerbad was promoted from ‘First Class Superior’ to ‘Luxury Class’.

After the transaction, Sven von der Heyden, Chairman of Von der Heyden Group said: ‘Like with any transaction, we thoroughly checked the past and the potential future of this stunning Hotel property. The due diligence took longer than normal and also financing was not an easy task, as one can imagine. But we delivered, thanks to our excellent performance in Germany both on residential and Hotel financing, and that is what counts. The Hotel enjoys very healthy room rates, has an excellent kitchen and huge potential for guests, who wish to relax, heal their pain or soul or celebrate small conferences. As owners of the property we now have to dedicate an enormous amount of time and passion and I am delighted, that IBB Hotels now operates its third Hotel in my home country Germany’.Furthermore he went on and said: ‘What is most important now is to find the right balance between treating the existing guests as ever, who enjoy the lovely service of the Hotel, and to promote the Hotel in new markets which have not yet been discovered’.

Starting from October 1, 2009, the Hotel Römerbad will be managed by the IBB Hotels, a Spanish origin hotel chain that has been now successfully operating for some 17 years on the Spanish, Polish and German markets.

Nowadays, the Hotel Römerbad offers to its guests 76 ample rooms and suites designed individually and overlooking the French Vosges Mountains, the Castle and a huge 2,5 hectare park surrounding the Hotel. Each room is furnished in the modern style and online with WLAN. What is particularly special is that the water pipes in each hotel room flow with healing thermal water from the Römerbad Thermal Spring. The new owners will carefully invest into improvements, foremost in rooms and technical installations during the coming years.

There is a well equipped wellness area in the Hotel with the Vital SPA Resort and 2 swimming pools: a large indoor one (8 x 20m) and outdoor (4,8 x 13m). Both pools are also filled with thermal waters from the Römerbad. Guests can enjoy a panorama restaurant, 3 patios: Bellevue, Schloßplatzterrasse and Terrazza Romana, country style ‘Römer Keller’ and ‘Caesar Bar’. There are 3 banquet halls and 3 conference rooms for 20 to 200 people equipped with modern conference technology. Nearby the hotel there are more than 12 golf courses for all levels.

‘Długi Targ’ Hotel development project in the heart of Gdańsk Old Town!

With history of over 1000 years, Gdańsk is one of the oldest, one of the most dynamic and one of the most popular tourist destination in Poland. Together with Gdynia and Sopot, Gdańsk forms a conurbation of over 1.2 mln inhabitants. Gdańsk, as the capital of the Pomerania Province is also an important academic and business centre in the country.

‘Długi Targ’ Hotel Project – a unique property acquired by Von der Heyden Group in a complex tender from Millenium Bank back in 2006, it is located in the most attractive part in the heart of Gdańsk, at the corner of historical Długi Targ Boulevard and Mieszczanska Street, almost opposite to the Neptun’s Statute and the Dwór Artusa Building.

In the middle of February 2015, ‘Długi Targ’ Hotel Project has obtained bank financing. From among all banks invited to co-operation, the best offer was made by Alior Bank S.A.

On closing, Sven von der Heyden, Von der Heyden Group’s Chairman said: ‘It has taken us an unusually long time to move ahead with this beautiful project. First our dreams got shattered by the financial crisis and the consequential loss of financing for Hotel developments in Europe and in particular in Poland. Then we had other projects going in the Von der Heyden Group such as Munich and Poznan, which needed 100 % of our attention. The suffered delays are really not a problem as we own 3 properties in a marvellous location and once the location is great, time is not that important. We are now full of enthusiasm for the project ‘Długi Targ’ and are convinced that the new IBB Długi Targ Hotel Gdansk will be financially very succcessful’.

The Investor is currently in the process to close the design works with a local architect Michał Skwarło and Tomasz Wojtkowiak – interior designer, prepare technical documentation and organise a tender for the General Contractor. Construction works are planned to start in September 2015 and finish in spring 2017.

Adam Trybusz, the President of the Management Board of Długi Targ Sp. z o.o., a special purpose vehicle to implement the project, and finance partner said: ‘There are locations in which you have faith in against any economic calculation, consultants and other IRR enthusiasts. You just believe in it, you stay patient and humble and the time comes when they all change their minds and your project receives the second life. It’s also the right timimg. This is what we experience now, we are awarded for our faith into the ‘Długi Targ’ project.’

The ‘Długi Targ’ development project (estimated investment value: Euro 11 mln) is based on refurbishment and conversion of three historical semidetached city houses into a unique hotel in a unique place.

The initial concept of Von der Heyden Group was to create a top 5* refined boutique hotel, however, due to changing market environment, the initial idea responded the local market needs and an efficient and trendy 3* Superior hotel will be created. The characteristics of the external façade will be carefully preserved, however at the same time, the interiors will be modern and full of innovative solutions.

The Investor is in possesion of all permits to start the construction. At first, the tender for the General Contractor will be organised and closed by the summer 2015. There are also works conducted on the technical design in order to increase the number of hotel rooms and decide on the function of the groundfloor. Construction works will start not earlier than in September 2015 in order not to interfere with unique holiday atmosphere at Długi Targ Boulevard.

The newly opened hotel that is planned for Spring 2017, will be operated by a dynamic hotel group: IBB Hotel Collection (IBBHC). IBBHC in Poland successully operates renowned to 4* hotels like: IBB Grand Hotel Lublinianka in Lublin and IBB Hotel Andersia in Poznań, both enjoying the best results in terms of REVPAR and occupancy. IBBBHC operates as well two 4* hotels in Germany and three 4 and 3* hotels in Spain (more info about IBBHC: www.ibbhotels.com).

In the new hotel in Gdańsk, guests will have 88 rooms and comfortable apartments at their disposal located on four floors. The venue will offer almost 1.000 sqm for retail lease, or hotel additional services, such as e.g. a restaurant, beauty centre and exquisite boutiques. The city of Gdańsk will offer unforgettable memories and numerous events like e.g. St. Dominic’s Fair that is held in Długi Targ Boulevard, it’s the oldest dated from the 13th century, the most famous, and one of the largest open air events in Europe that attracts about 6.5 mln guests to Gdańsk every summer.

Von der Heyden Group to develop Gdańsk hotel

Von der Heyden Group plans on renovating three historical semi-detached tenement houses located at the heart of Gdańsk in order to convert them into the IBB Blue Hotel.

Located at the corner of the historical Long Market (Długi Targ) and ul. Mieszczańska, the buildings will be transformed into a three-star hotel with 88 rooms spread across four floors. The hotel will also offer 1,000 sqm of retail and services space earmarked either for lease or for the hotel’s own use, for instance for a restaurant or a beauty clinic. The project is estimated at EUR 11 mln. The start of the refurbishment work is planned for September 2015, with the completion scheduled for spring 2017. Although Von der Heyden Group bought the property from Millenium Bank in 2006, the development process was delayed due to the economic crisis and the company’s commitment to other projects. The design work is now nearing completion, while technical documentation is being prepared for a tender procedure for the general contractor. The closing of the tender is planned for this summer. Local architect Michał Skwarło and interior designer Tomasz Wojtkowiak are responsible for creating the project’s architectural design. “The delays we experienced were really not a problem as we own three properties in a marvelous location and since the location is great, timeline is not that important. We are enthusiastic about the ‘Długi Targ’ project, as we call it, and remain convinced that the new hotel will be a financial success,” said Sven von der Heyden, the chairman of the Von der Heyden Group.

IBB Hotel Collection (IBBHC) and Von der Heyden Group (VDHG) are delighted to jointly announce that two IBBHC hotels in Poland: IBB Grand Hotel Lublinianka and IBB Andersia Hotel have been granted prestigious market awards for exceptional hospitality services.

IBB Grand Hotel Lublinianka in Lublin has won TOPHOTEL 2015 award as ‘The best weekend hotel in Poland’, and IBB Andersia Hotel in Poznań has obtained: a ‘Brand of the Year’ prize in ‘City Business’ category, as well as a ‘Super Star Award’ (2nd place) for its conference center, both awards granted during Hotel Brand Awards 2015 at Polagra and Hotel Invest Fair in Poznań.

Recent awards for IBB Grand Hotel Lublinianka and IBB Andersia Hotel, prove not only the well-established renown of Polish IBB hotels to deliver first-rate standards, but also the ability of IBB Hotel Collection to perfectly address needs of different type of guests. Previously, both buildings have also gained numerous development awards, e.g. IBB Grand Hotel Lublinianka: ‘Best Overall Development 2002’, ‘Laur Konserwatorski 2003’, ‘Zabytek Zadbany 2003’, ‘Kryształowa Cegła’, and IBB Andersia Hotel, e.g.: ‘Building of the Year 2007’, ‘Best Hotel Development Project 2008’, ‘CEE Hotel & Leisure Development of the year 2007’ (2nd place).

Growing success of IBB Hotel Collection paves the way for another hotel in Poland coming soon – IBB Długi Targ Hotel in Gdańsk and demonstrates the IBBHC Group capacity to effectively utilize its key assets – a combination of top locations, knowledge  and professional and friendly staff.

The 90 Room IBB Długi Targ Hotel Project (estimated investment value: Euro 11 mln) developed by Von der Heyden Group, is based on refurbishment and conversion of three historical semidetached city houses into a unique hotel in a unique place. This property acquired by VDHG is located in the most attractive part in the heart of Gdańsk, at the corner of historical Długi Targ Boulevard and Mieszczańska Street, almost opposite to the Neptun’s Statute and the Dwór Artusa Building. In February 2015, ‘Długi Targ’ Hotel Project has obtained bank financing with the best offer made by Alior Bank S.A.

Construction works are planned to start in January 2016 and finish in 2017. The building has been re-designed and will now boast about 1.200 sqm of prime retail space on the ground floor combined with an internal rearrangment.

Hotel Brand Awards are presented on the basis of various factors determining the power of the brand to attract guests. Depending on their character, hotels are rivaling in 10 categories in a competition organized by: Profitroom, leading supplier of IT solutions for hotel bookings, and Poznań International Fairs.

Hotel Brand Awards engage leading experts in branding and hospitality gathered on annual Invest-Hotel exhibition. Winners of the competition are selected by 200 representatives of the hotel industry during Hotel Marketing Conference. IBB Andersia Hotel gained ‘Brand of the Year’ prize in ‘City Business’ category and ‘Super Star Award’ in ‘Conference’ category, proving its ability and flexibility to be a hosting partner for biggest market players and create excellent environment for its guests’ businesses.

In September 2015, IBB Grand Hotel Lublinianka obtained a TOPHOTEL 2015 prize as the best hotel destination for a weekend in Poland in an annual contest organized by Hotele.pl. Hotele.pl is the leading portal for on-line room reservations in Poland with more than 200 thousands hotels in their offer. Since 2008 Hotele.pl has been presenting TOPHOTEL prizes in 19 categories differentiating the character of services delivered by hotels in Poland, and two additional awards – TOPHOTEL Partner and TOPHOTEL of the Year. Hotels are nominated on the basis of a grade obtained from users of hotele.pl website and opinions of hundreds companies using Corporate Travel Assistant to book their business travels. The best hotel in a given category is selected through a vote on TOPHOTEL website.
