Von der Heyden Group invests in Munich together with Bayern Projekt GmbH!

Von der Heyden Development, the service consultancy arm of Von der Heyden Group is delighted to communicate that the VDHG has made the first important purchase in the Bavarian homeland of its Chairman, Mr. Sven von der Heyden.

In the top strategic location in Munich, on the border to Bogenhausen, at the beginning of the highway A94, providing access to the Munich Fair, VDHG and Bayern Projekt GmbH have purchased 3 office buildings and a warehouse building. The three pieces of real estate were purchased from two communities of heirs and Süddeutscher Verlag GmbH (= the publisher of Süddeutsche Zeitung daily).

On signing of the purchase contract, Mr. Sven von Heyden, Von der Heyden Group’s Chairman, said: “Like in the case of all interesting real estate transactions, also the purchase of these 3 outstandingly situated buildings was a genuine challenge. The success of the project is based particularly on successful synchronization of interests of fundamentally different sellers. I am glad that with this piece of hard work, our Group and Bayern Projekt have been able to reach such a favorable result. Following our intensive acquisitions in Leipzig and Erfurt during the last 18 months, we now again have both feet firmly on the ground in Munich, a fact which we are very proud of.”

Bogenhausener Tor Project:

The investment made through a special-purpose subsidiary Bogenhausener Tor Immobilien GmbH, includes three functional well-maintained office buildings with rented space of over 85%, as well as one three-story warehouse building with rented space of 70%. The investment’s total net usable floor space is approximately 20,500 sq m, including office floor space of approximately 13,000 sq m, warehouse floor space of approximately 6,500 and parking space for nearly 180 vehicles.

The VDHG’s partner in the joint-venture founded for the purpose of project implementation and asset management is Bayern Projekt GmbH, a Munich-based real estate company with more than 20 years of operation experience, since 2002 lead by its Managing Partner, Sven Renz, FRICS. Over the last couple of years, Bayern Projekt GmbH has acted as an initiator and laid the foundation for the Group’s real estate investment.

The purpose of the investment is, next to the return-oriented acquisition of rented buildings in a very good strategic location in Munich, to achieve a higher-than-average value-added with a lower risk profile through professional project development and long-term asset management.

The acquired 3 plots are not only attractive as a result of merging them, but there is also a significant location-related potential and prospects of enhancement in value as a result of present developments and the presence of a number of renowned companies, which have already settled in the direct neighborhood.

The present rental situation in Munich, the diversified structure of the existing rental agreements, as well as flexible concepts of a potential future project development – such as densification of the plot’s area – allow various estimates, which allow a very positive view of return or risk-related aspects.

Architects’ competition finalized for “Bogenhausener Tor” project in Munich!

Von der Heyden Group together with Bayern Projekt GmbH are pleased to announce that after a very exciting and long lasting procedure the architectural tender has been finished at the end of February in Munich. Von der Heyden Group, through its subsidiary Bogenhausener Tor Immobilien GmbH “BTI” invited along with two other property owners adjacent to BTI’s site, namely Zurich Insurance Company and the City of Munich, 12 internationally recognized architecture companies to participate. It is an honor to communicate that the winner of the competition is the Spanish Architect firm Nieto Sobejano Arquitectos, Madrid. Nieto Sobejano convinced a very diligent Jury of 21 professional judges under the chair of Mrs. Prof. Lauber and in attendance of the Mayor of Munich Mr. Christian Ude, thanks to the invaluable contribution of further 27 professional consultants from the Real Estate, Construction and Legal industry. The whole competition, managed by Bayern Projekt GmbH can be called a true success.

Shortly after the Jury’s decision, Sven von der Heyden, Von der Heyden Group’s Chairman said: “It is for me a great satisfaction that we have made a major leap towards a successful development in my home town Munich. We are extremely thankful to the representatives of the City Authorities of Munich, the entire team of Bayern Projekt and our professional advisors, who have at all times been loyal business partners. Finding a political consensus on such a big scale development which on all 3 sites might reach up to 100.000 sqm of usable officehotel space was not always easy. Im Rahmen der Quartiersentwicklung BOGENHAUSENER TOR in München kommt es zur ersten Großvermietung über 15.000 m2.

Die mit der Projektentwicklung beauftragte Bayern Projekt GmbH gibt bekannt, dass eine Tochtergesellschaft der Hospitality Alliance AG einen langfristigen Pachtvertrag für einen der beiden geplanten Türme der Bogenhausener Tor Immobilien GmbH, Investmentgesellschaft der Investorengruppe um die Von der Heyen Group, abgeschlossen hat.

Damit sind bereits ca. 40% der im Teilprojekt der Bogenhausener Tor Immobilien GmbH geplanten Flächen vermietet.

Der Pachtvertrag mit einer Festlaufzeit von 20 Jahren wurde für ein geplantes Ramada Hotel der Vier-Sterne Kategorie abgeschlossen.

Betrieben wird das Hotel von dem europaweit größten Franchisenehmer für Ramada Hotels, der erfahrenen Hospitality Alliance AG, aus Bad Arolsen. Konkret sind in dem künftigen Vier-Sterne-Hotel auf rd. 15.000 m2 ca. 344 Zimmer und Panoramasuiten sowie eine insgesamt ca. 700 m2 umfassende Konferenzebene geplant. Zur besonderen Attraktivität werden im obersten der insgesamt 15-geschossigen Hotelimmobilie ein großzügiger Wellnessbereich sowie eine Skybar und Executive Lounge angeordnet. Von hier wird man dann auf ca. 45 m Höhe einen Panoramablick über München, dem Voralpenland, der Messe sowie der Innenstadt genießen können.

Das Hotel-Hochhaus wird in hochwertiger Bauqualität ausgeführt und ist für eine LEED Gold Zertifizierung angemeldet.

Die Inbetriebnahme ist Mitte 2017 geplant.

Das Hotel entsteht als Teil eines neuen städtebaulichen Ensembles aus insgesamt vier markanten Hochhaustürmen unterschiedlicher Höhe, die ein neues Stadtportal im Münchner Osten zur Innenstadt, zur Messe und internationalen Kongresscenter formen werden. Eingefasst wird das Ensemble über eine zusammenhängende Landschaftsplanung, die in Anlehnung an das Voralpengebiet eine hügelige Gräser- und Baumlandschaft vorsieht, verbunden mit einem zentralen Platz mit Aufenthaltsqualität im Inneren des Quartiers. Abgerundet wird das Projekt von einer rd. 450 Stellplätzen umfassende Tiefgarage.

Als verantwortliche Architekten zeichnen das renommierte spanische Architekturbüro Nieto Sobejano Arquitectos, Sieger des in 2008 ausgeschriebenen internationalen landschaftsplanerischen und städtebaulichen Ideenwettbewerbs, sowie das erfahrene Münchner Architekturbüro Lauber + Zottmann für die Planung des 15-geschossigen Hotels im Rahmen des Gesamtprojektes BOGENHAUSENER TOR verantwortlich.

Nachdem vor wenigen Wochen nach einem mehrjährigen Bauleitplanverfahren der Bebauungsplan durch den Stadtrat der Stadt München beschlossen wurde und der Bauantrag in Kürze bei den Behörden eingereicht wird, ist dies bereits die zweite bedeutende Erfolgsmeldung für das Ausnahmeprojekt am Stadteingang vom Münchner Osten in die Innenstadt.

Bavaria Towers – the new gateway to Munich starts construction!

Von der Heyden Group jointly with PORR AG announce to have signed the construction agreement on the Blue Tower and the White Tower forming part of one of the most spectacular development projects in the Bavarian capital in a strategic location in Munich known as ‘Bavaria Towers’ Ensemble. The estimated investment value of the Blue and White Tower is Euro 160 mln.

The Bavaria Towers building complex designed by star duo from Madrid, Nieto Sobejano Arquitectos will be comprised in total of fourpentagonal high-rises (77.651 sqm of total gross rental area, two central underground car parks with a total of 960 spaces for cars including places for electric cars bicycles with changing rooms and showers for cyclists): Sky Tower (83.6m high), Blue Tower (72.3m high, 24,347sqm, 300 parking spaces), Star Tower (46.1m high) andWhite Tower (53.6m high,15.150sqm, 140 parking spaces. The latter building is already rented to Ramada Hotels for 20 years that will host there a four star hotel with 344 luxury rooms and panorama suites with a large spa and fitness area on the 14th floor). Bavaria Towers will offer an impressive panorama view and breath-taking views over Munich and the Alps beyond.

Covering a total area of app. 11,000 sqm, the plot is the property of Bogenhausener Tor Immobilien GmbH, initiated by the Von der Heyden Group and co-owned with Luxembourg based Atlant Capital. The Munich-based Bayern Projekt GmbH is tasked with project development and representing the interests of the owners and also representing Zurich Insurance, the owners of the future Sky and Star Towers.

Negotiations between Von der Heyden Group and PORR have taken more than 6 months, considerably long due to the complexity of the project. Construction time is foreseen for 38 months including demolitions works of the existing buildings that shall start on June 15, 2015.

Mr. Sven von der Heyden, Chairman of the Von der Heyden Group, was excited upon signing the construction agreement saying‘This is the largest construction agreement we have ever signed and it was the logical choice to give PORR the trust for starting this exciting project, which took us more than 8 years to plan and design and get the Master plan changes approved. Given the exceptionally good experience we have made with PORR in Poland, we do look forward completing our part of Bavaria Towers with Austria’s second largest construction company. We are glad that the marketing of the project goes along expectations and hope to be able to announce further news in the coming months’.

PORR Environmental Engineering will handle the professional demolition works applying innovative technology. The experts from Stump Spezialtiefbau will take care of the demanding construction pit. For the building itself, PORR Deutschland’s building construction experts will showcase their professionalism together with the Austrian specialists from the large-scale projects department.

The 54m high White Tower building was already rented before construction to H-Hotels AG that will operate a four star Ramada Hotel for 20 years with 345 state-of-the art rooms and panorama suites with a large spa and fitness area on the 14th floor. Furthermore, in December 2015 shortly after the start of construction, the White Tower building was sold to Swiss Life Insurance Group and is one of the company’s largest hotel transactions.

Maltese company invests €154 million in Munich development project

The Valletta-based Von der Heyden Group is investing €154 million in the Bavaria Towers, a €380 million development consisting of three office towers and a hotel tower that will redefine the skyline of Munich.  Described as one of the most spectacular developments in the recent history of this German city, the building will make an impressive visual statement on the main access to Munich’s eastern district of Bogenhausen. The building shells for all four towers will be finished before the end of the year, while completion of the entire project is currently planned for the third quarter of 2018.

The Von der Heyden Group also owns the IBB Hotel Collection which operates hotels in Spain, Malta, Germany and Poland. Last April, IBB announced the restoration and renovation of Senglea’s iconic Maċina Bastion to become the first exclusive Cugó Gran hotel in Malta, opening in mid-summer 2017.  IBB Pjazza Merkanti in Valletta will be their second hotel in Malta when it opens its doors in January 2018. Last week, the hotel chain opened its 11th and 12th IBB Hotels in  Ingelheim and Paderborn respectively.

The Munich project consists of three office towers with a total floor space of 62,000 sqm of tenanted areas and a hotel tower leased by H-Hotels‘ new premium brand Hyperion to open in October 2018. The hotel occupies the 54 metre high White Tower, of which 14 of its 15 floors are already completed, and will become one of Munich‘s premier destinations for business travellers as it benefits from its direct proximity to the Munich exhibition centre. Services geared towards business travellers, such as valet parking, business lounges featuring dedicated check-in and concierge services are among the many highlights offered by this new hotel with its 345 guest rooms.

The festive laying of the foundation stone for the Bavaria Towers in the eastern part of the capital city of Bavaria marked the beginning of one of the most spectacular developments in the recent history of Munich. Three office towers and a hotel tower will redefine the skyline of Munich and make an impressive visual statement on the main access to the district of Bogenhausen. The festive event was attended by Munich‘s Deputy Mayor Josef Schmid as well as the Head of the Urban Planning and Construction Authority, Prof. Dr. Elisabeth Merk, the architects and others involved in the project alongside the 200 guests from both business and public administration. They accepted the invitation by developer Bayern Projekt and its investment partners Von der Heyden Group und Zurich Group Germany. The symbolic foundation stone was placed in the center of the development among the well progressed highrise towers, in order to ensure its visibility for future occupiers and visitors. The White Tower will be leased by the new premium hotel Hyperion and has already been completed up to the 14th floor. The highlight of the event was the „landing“ of a „Martian“, who handed over a time capsule holding plans, daily newspapers and coins to be immured into the foundation stone. The laying of the foundation stone kickstarts one of Munich‘s most important development projects. The 380 million Euro development at the corner of Einsteinstraße and Prinzregentenstraße is the first highrise development project to have received planning permission in Munich for many years, and only because it does not impact on the city‘s visual axis. The urban significance of the site necessitated many years of development planning with the city administration as well as an architecture tender, which saw the project being awarded to the Nieto Sobejano Arquitectos team of architects. They designed four towers with a pentagonal building shape, which will raise the benchmark in the eastern city fringe to building heights of 46 to 84 metres.

White tower leased by Hyperion Hotel
Three office towers with a total floorspace of 62,000 sqm tenanted areas and a hotel tower leased by H-Hotels‘ new premium brand Hyperion to open in October 2018. The hotel occupies the 54 metre high White Tower and will become one of Munich‘s premier destinations for business travellers – the hotel scores with its direct proximity to the Munich exhibition centre. Services geared towards business travellers, such as valet parking, business lounges featuring dedicated check-in and concierge services are among the many highlights offered by this new hotel with its 345 guest rooms. The central (neighbourhood) square will be located between the towers and bestow the entire precinct with a welcoming campus flair boasting inviting facilities and services. Construction works progressing well
The construction works at the high-profile project are on track. Sven Renz: „We will complete the building shells for all four towers before the end of the year. Completion of the entire project is currently planned for the third quarter of 2018.“ The biggest progress has so far been made at the White Tower, with 14 of its 15 floors already completed. 8 out of a total 20 floors have been completed in the 84 metre high Sky Tower, while the Blue Tower has 12 out of 18 completed and the Star Tower 6 out of its total 9. Installation of the facade has already commenced for the lower parts of the White Tower.

Successful marketing campaign
Promising negotiations with prospective tenants interested in the prestigious office spaces at the gateway to Bogenhausen are currently underway. The attractive White Tower with its long lease to tenant H-Hotels AG has already been acquired by Swiss Life Asset Managers in the context of a forward deal. Sven Renz: „There‘s an extraordinary level of interest from prospective tenants for all available spaces and types of floor plans – from single floors to inquiries from large corporations concerning expansive accommodation for their new headquarter offices. We are not ready to disclose any names just yet, but expect to present reputable and renowned tenants in the next few months.“

Maltese company invests €154 million in Munich development project

The Valletta-based Von der Heyden Group is investing €154 million in the Bavaria Towers, a €380 million development consisting of three office towers and a hotel tower that will redefine the skyline of Munich.  Described as one of the most spectacular developments in the recent history of this German city, the building will make an impressive visual statement on the main access to Munich’s eastern district of Bogenhausen. The building shells for all four towers will be finished before the end of the year, while completion of the entire project is currently planned for the third quarter of 2018.

The Von der Heyden Group also owns the IBB Hotel Collection which operates hotels in Spain, Malta, Germany and Poland. Last April, IBB announced the restoration and renovation of Senglea’s iconic Maċina Bastion to become the first exclusive Cugó Gran hotel in Malta, opening in mid-summer 2017.  IBB Plazza Merkanti in Valletta will be their second hotel in Malta when it opens its doors in January 2018. Last week, the hotel chain opened its 11th and 12th IBB Hotels in  Ingelheim and Paderborn respectively.

FIRST MAJOR LEASE: EGYM LEASES 6.000 SQM OF OFFICE SPACE IN THE BAVARIA TOWERS MUNICH

A major lease has been signed for one of the most spectacular real estate projects in Munich. Bayern Projekt GmbH has concluded for the Bavaria Towers in the east of the regional capital, a long-term office lease agreement with eGym covering 6.000 sqm of office space.

The high-tech company in the fitness and health business will move its headquarters, after completion of the four-tower project end of 2018, to floors 1 to 4 of the Blue Tower belonging to investor Von der Heyden Group. The tenant has been advised by Igenus Immobilien and Bayern Projekt by Colliers International.

Sven Renz, Managing Director of the real estate developer Bayern Projekt says: ‘The Bavaria Towers are one of the most spectacular developments in recent years in Munich. With construction progressing we simultaneously see a strong demand for office space and it is with great pleasure that we can now announce the conclusion of this major lease with the innovative and successful eGym in line with our leasing strategy.’

The conclusion of the lease comes on the back of other milestones surrounding the mega-project comprising a total of 62.000 sqm of office space in its three 46 to 84-meter office towers. For the 15.600 sqm hotel building White Tower the tenant H-Hotels recently announced that it will open Munich’s first Hyperion Hotel covering 15 floors. With the move of eGym, which through the digitalization of training facilities contributes to the optimal functioning of gyms for all user groups, the group of tenants is further expanding.

Currently Bayern Projekt is in advanced talks with various other large interested tenants. Markus Turrek, Executive Project Manager at Bayern Projekt: ‘We are convinced that in the next weeks to months further major leases can be announced.’

Bavaria Towers completed soon

The construction works on Munich’s new landmark project are progressing in line with expectations. The main construction of the buildings has been finalized and the finishes of the inner parts as well as the technical installations is in an advanced stage. Full completion of the project is expected for end of 2018. With the Bavaria Towers, one of the most important real estate developments of Munich in the last decade become a reality, that will redefine the eastern part of the city.

The 380 million Euro project at the crossroads of Einsteinstrasse and Prinzregentenstrasse is the first high-rise project in many years being developed in Munich. Bavaria Towers is one of the most spectacular real estate projects in Munich and is on course for further success: the developer Bayern Projekt GmbH has recently concluded a new long-term lease for 5,400 m² lettable area in the property complex located in the east of the state capital. The lease with a US-based high-tech giant includes an option to lease expansion space. The IT company is headquartered in Silicon Valley, one of the most important locations in the IT and high-tech sector, and will relocate its Munich office to four floors in the Blue Tower at Bavaria Towers from February 2019, with an option to lease further space. The company is one of the world’s leading manufacturers of graphics processors and micro chipsets. The letting was brokered by Colliers International. Sven Renz, Managing Director of the developer Bayern Projekt, is excited about the deal: “The development of Bavaria Towers is one of Germany’s most visionary real estate projects under the mission statement ‘tomorrow starts today’. The new tenant in Bavaria Towers is one of the world’s leading high-tech companies, specialising in graphics processors and micro chipsets, which has recently firmly positioned itself in the fields of artificial intelligence, gaming and components for autonomous cars. The deal is the second major lease to be concluded over the last few weeks and is the most recent success story surrounding the landmark project. Bavaria Towers comprises a total of 62,000 m² lettable area in three office towers plus a hotel high-rise with 15,600 m², known as the White Tower. The buildings are between 46 m and 84 m high and are an impressive addition to the skyline of the Bavarian state capital. Bayern Projekt says that the marketing of the property is on a roll: “We have a large number of serious enquiries from tenants looking to lease our complex, and as construction progresses the project is becoming ever more visible and highly sought-after on the Munich property market.
