Andersia Business Centre gotowe do rozpoczęcia

Von der Heyden Group ma już wszystkie niezbędne dokumenty do rozpoczęcia budowy Andersia Business Centre, które zamknie pierzeję przy placu Andersa. Budowa ruszy wiosną 2010 r.

Budynek, który początkowo nazywano Andersia Front Office pierwsze pozwolenie na budowę otrzymał w 2002 r. i miał stanowić południowe zamknięcie zespołu Andersia. Inwestor zrealizował budynek Andersii z hotelem i biurami i w drugim etapie planował zbudować podium w części południowej. Budynek ten miał mieć funkcję typowo handlową i stanowić rozwinięcie programowe w stosunku do sąsiedniego Starego Browaru. Po analizach inwestor doszedł jednak do wniosku, że nie ma to uzasadnienia. Wobec tego zmieniona została funkcja na biurową – stąd nowa nazwa Andersia Business Centre (ABC), a także forma architektoniczna obiektu.

– Ten budynek będzie flankował zespół Poznańskiego Centrum Finansowego (pierwszego biurowca) i Andersii (drugiego wieżowca) od strony ul. Królowej Jadwigi i będzie tworzył klasyczną, miejską pierzeję ulicy – mówi architekt Stanisław Sipiński, w którego pracowni powstają projekty zabudowy placu Andersa. – Zarówno budynek PFC jak i Andersia są budynkami nieskończonymi. Część przyziemia widoczna od strony ul. Królowej Jadwigi nie była formą skończoną. Dopiero budynek ABC zamyka całą kompozycje przestrzenną.

Zabudowa pierzejowa w tym rejonie realizowana jest od czasu powstawania ringu Stübbena w początkach XX w. i lokowania na nim ważnych obiektów użyteczności publicznej. Nowy obiekt będzie dopełnieniem tego ciągu.

ABC to budynek z pięcioma kondygnacjami nadziemnymi i dwiema podziemnymi o powierzchni użytkowej około 14 tys. metrów kwadratowych. W podziemiach znajdzie się 120 miejsc parkingowych, do których wjazd zaprojektowano z ul. Królowej Jadwigi.
– Istotą tego projektu jest też utworzenie pasażu miejskiego pomiędzy budynkiem PFC i Andersia a budynkiem ABC. Powstanie nowoczesny pasaż pięknie oświetlony i zagospodarowany, tworzący przejście między budynkami do nowo powstałego wewnętrznego placu pomiędzy Andersią a ABC. Wówczas budynek hotelowy będzie otwarty na zewnątrz, bo dziś z niego bezpośrednio nie wyjdziemy – kontynuuje Sipiński.

Docelowo pasaż, który będzie równoległy do ul. Kościuszki, będzie prowadził od ul. Półwiejskiej do placu obniżonego o jedna kondygnację w stosunku do powierzchni ulicy Królowej Jadwigi oraz zespołu obiektów, które dziś roboczo nazywane są Silver i które planowane są w następnej kolejności, w sąsiedztwie hotelu Novotel Poznań. Wewnątrz pasażu znajdzie się zieleń i elementy małej architektury.

Budynek ABC o łukowatej linii wytyczonej przez kształt ulicy będzie miał bardzo współczesną, modernistyczna architekturę. Elewacja południowa ze względu na duże nasłonecznienie będzie przesłonięta reliefem aluminiowym. Ponieważ fasada jest w pełni przeszklona, aby ją zacienić zaprojektowano rodzaj żaluzji zewnętrznych. Na fasadzie utworzy się coś w rodzaju kodu paskowego. Główne wejście od strony ul. Półwiejskiej będzie akcentowane portykiem współczesnym, wspartym na czterech kolumnach elementem fasadowym.

– Intencją inwestora jest wytworzenie na placu Andersa swoistego centrum. Budynek ABC pełniący funkcję biurową jest dopełnieniem programowym dla już istniejących obiektów. W powiązaniu z hotelem Andersia i jego częścią gastronomiczną, z częścią handlową budynku PFC, po dodaniu biur w niższym budynku tworzy się pewną masę krytyczną. Na mapie miasta powstaje znaczące centrum administracyjno-biurowe – połączone z zapleczem restauracyjnym – charakteryzujące centra dużych miast – podkreśla Sipiński. – W budynku PFC pracuje ponad 1000 osób, w Andersii za chwilę też będzie około 1000 pracowników i w ABC dojdzie kolejny 1000, którym trzeba zapewnić możliwość zjedzenia posiłku, krótkiego odpoczynku. Do tego zespół handlowy w parterach pasażu będzie stanowił dopełnienie programowe całości i sprawił, że centrum będzie żyło.

Budowa ABC, na które uzyskano już nowe pozwolenie na budowę, ma rozpocząć się wiosna przyszłego roku i potrwa około dwóch lat. Wówczas do zakończenia całej koncepcji pozostanie jeszcze Silver.

ABC soon to begin

In the first quarter of 2010, Von der Heyden Group is to start the development the first phase of the Andersia Business Center (previously known as Andersia Front Office) on pl. Anders in Poznań. The company has already received a building permit for the project and is in the process of selecting a general contractor. The company have already built two other offices in the same neighborhood: the Poznań Financial Center and Andersia Tower, with the latter having been sold to the Deka Immobilien fund. The new office building will have a total surface area of 14,000 sqm and provide a street frontage for ul. Królowej Jadwiga. The final stage of the development will see the 116m tall Andersia Silver skyscraper built, containing 31,000 sqm of office space and retail. However, construction work is unlikely to start in the next few years.

Stage three of Anders Squire development kicks off

Construction work on the Andersia Business Centre (ABC) in Poznań, a project by the Von der Heyden Group, has commenced, with Porr chosen as general contractor. ABC is the third phase of the Anders Squire development, after the development of the Poznan Financial Centre and Andersia Tower. The five- storey building will offer 14,500 sqm of office space and will cost EUR 33 mln to deliver. Financing negotiations are currently underway. The developer is to use its own funds for the first phase of the project, which includes underground works. The ABC building has been designed by the Architectural Studio of Ewa and Stanislaw Sipinscy, who also designed the previous two phases. Probuild  is the project manager, with Knight Frank the exclusive agent and a financial advisor. Von der Heyden Group plans the fourth and final phase of Anders Square development, Andersia Silver, in the future. The company already has in place all necessary permits to construct the maximum 116 m building.

Construction works of Andersia Business Centre in Poznan started!

Underground construction works of Andersia Business Centre (ABC) have just commenced. After a heavily competed tender for a General Contractor of “0” stage, Von der Heyden Group is pleased to announce Porr (Polska) S.A. as the winner! Porr is one of the leaders of the European construction market. The underground works of Andersia Business Centre (ABC) are planned to be completed in October 2010.

Andersia Business Centre (ABC) is a joint venture between Von der Heyden Group and the City of Poznan located in the very centre of Poznan. It constitutes the third phase of Anders Square development.

The first phase of Anders Square development, Poznan Financial Centre (“Intelligent Building 2001 Award”), and the second phase, Andersia Tower (“Building of the Year 2007), were also developed by Von der Heyden Group. PFC was sold to AIB Polonia Property Fund S.a.r.l. in December 2004 and Andersia Tower was sold to DEKA Immobilien in January 2008.

Sven von der Heyden, Chairman of Von der Heyden Group, said: “The crisis on the financial market has put most of our projects on hold for the last 1 ½ years or so. We are convinced that the ABC office development will be another success of the Von der Heyden Group in Poznan and that our timing of commencing construction now is just perfect.”

For the realization of ABC development project, a special purpose company, Andersia Business Centre Sp. z o.o. will be established.

Andersia Business Centre (ABC) will be a high class, 5 storey above ground, office complex located in front of the PFC and Andersia Tower Building in the very centre of Poznan, in the neighbourhood of the Old Town, Stary Browar and Poznan International Fairs. ABC will comprise of app.14.500 sqm net usable area and two underground levels with 170 parking places. The investment value is estimated at app. Euro 33 million. Financing negotiations are underway and the first phase of the underground works are secured by own funds.

The ABC building has been designed by the Architectural Studio of Ewa and Stanislaw Sipinscy who had also designed the previous two phases. Probuild Sp. z o.o. acts as the Project Manager. Knight Frank is an exclusive agent and a financial advisor.

The developer is currently in the process of discussing with a series of interested tenants in order to enter into pre-leases. Once a reasonable amount of pre-leases are in place, another tender for the above ground construction works will be organized.

The ABC complex will complete the whole area composition. It will provide a representative frontage for Krolowa Jadwiga Street in Poznan. Additionally, between PFC and Andersia Tower, a modern illuminated pedestrian passage will be created leading to an internal patio between Andersia Tower and ABC. Together with a neighbouring Stary Browar it will add even more life to this office, hotel and retail centre in Poznan.

In the future, Von der Heyden Group plans also the fourth final phase of Anders Square development, Andersia Silver. After Andersia Tower it will be the highest building in Poznan, the company has in place all necessary permits to construct up to 116m.

‘The spring of 2010 has sorely tried the land, in the soil of whose the foundations of this building have been laid. Painfully tried by the fate, afflicted by the elements of limitless force, preoccupied with building strong Poland and stable Europe – our homeland and the homeland of all homelands – we feel a ceaseless surge of spring energy, faith, courage and joy – the most fundamental drivers of change. This force of creating something “new” is accompanied and supported by this organic work practice which is deeply rooted in Poznań; for many years this work practice has also been present in the actions of Von der Heyden Group, the Developer of the new building, with its name which, inspired by the first letters of the alphabet, is clear, simple and comprehensive – “ABC – Andersia Business Centre”.

It is already for the third time that the City of Poznań and Von der Heyden Group have made efforts and taken the risk of transforming disused stretches of the city area into vibrant centre forming city space. The success of the two earlier projects – the buildings of Poznań Financial Centre and Andersia Tower and the fruitful collaboration of the Parties involved, allows us to look into the future with confidence and courage; this is the future we wish to be proud of and we are prepared to take a full responsibility for. We want this creation of our brains and brawn to serve the City and its residents, so that the development would be as universal as the European character of Poznań and Poland.

On the 8th day of June 2010, we laid the Foundation Stone which initiates the building and which symbolizes its sturdiness as well as the effort of many people. This act itself already confirms the conceptual, planning and organizational works that took months to complete. Now the time has come to commence the construction works. We hereby hand over the control to the builders, and kindly ask for a blessing to the efforts already put forth and the efforts ahead of us.

Starting with ABC

The ground breaking ceremony has taken place for the Andersia Business Centre (ABC) in Poznań. The EUR 33 mln project, which forms the third stage of the mixed-use Anders Square (Plac Andersa) development, is a joint project between German developer Von der Heyden Group and the city of Poznań. Upon its completion, which is scheduled for 2012, the 5-storey ABC building is to have 14,500 sqm of office space and an underground car park for 150 vehicles. The Pracownia Architektoniczna Ewy i Stanisława Sipińskich studio is responsible for the design work, while Porr is the general contractor for the project. A fourth and final stage of the complex is planned: Andersia Silver, for which the developer has a valid building permit for a tower 116m in height. Construction work, however, will only start when market conditions allow.

Andersia Business Centre – debt financing closed!

Above ground works to start in July.

Andersia Business Centre (ABC), the next piece of modern architecture business complex in Poznan City Centre, a joint venture between the City of Poznan and Von der Heyden Group, has obtained financing. From among all banks invited to co-operation, the best offer was made by Bank Zachodni WBK S.A.

Underground construction works of ABC have already been completed before debt financing  and finished successfully by PORR (Polska) S.A. according to the plan. Above ground works of ABC are about to start in July and are estimated to last only 14 months, the General Contractor is also PORR (Polska) S.A., one of the leaders on the European construction market.

Sven von der Heyden, Chairman of Von der Heyden Group, said: “I am particularly proud and relieved to have been able to strengthen our ties with BZWBK, who even during a difficult market environment at all times during the last years has been a reliable but also commercially thinking partner. Getting projects of this size financed is not that easy these days, hence I want to compliment our team, BZWBK and all advisors involved“.

Andersia Business Centre: financing in place, construction to start

Work on the above-ground section of the Andersia Business Centre (ABC) on pl. Andersa in the centre of Poznań can now start after finance for the second stage was provided by Bank Zachodni WBK. The EUR 33 mln office development is joint project of the city of Poznań and Von der Heyden Group. With the so-called zero-level having already been completed, work on the above-ground stage is to start in July and is to take 14 months (until September 2012). The general contractor for the project is PORR. Andersia Business Centre is the third stage of the development of pl. Andersa, after the completion of Poznańskie Centrum Finansowe and Andersia Tower. The latest project will offer 14,000 sqm of office space, as well as 150 parking places. The design of the facility was prepared by the Ewa and Stanisław Sipińscy architectural studio. The exclusive agent and financial advisor for the project is Knight Frank. The developer has also announced that it is planning to build another two skyscrapers on pl. Andersa with a total leasable area of 35,000 sqm over the years 2013/2014.

Andersia Business Center topped off

The topping off ceremony has taken place for the Andersia Business Center in Poznań. Von der Heyden Group is developing the project – the third stage of the development of pl. Andersa – jointly with the city of Poznań. The building will offer 11,200 sqm of office space and 2,300 of retail, as well as a two-storey underground car park for 150 vehicles. The general contractor of the project is Porr Poland is the general contractor for the project, while Knight Frank is the leasing agent. The completion of the construction work is planned for September 2012.

Andersia Business Centre has a very convenient communication access being surrounded by public roads. The building located close to Królowej Jadwigi Street is 7 kilometers away from the new A2 highway. It takes about 20 minutes (quick and convenient access) to get to the local Ławica airport, and it is a 10 minute walk to reach the train station. About 600.000 people live within 20 minute-drive radius from the building.

Anders Square closes the cultural, entertainment and commercial route which runs from the Old Town and Półwiejska Street. As a commercial building together with the surrounding buildings it makes an attractive business-oriented area.

CONTRIBUTING TO THE LOCAL ENVIRONMENT:

The Public private partnership at hand has paved the way to promote the city, its culture and history. The investor participates in city life and except for getting involved in sponsoring cultural and art events, taking part in social activities, it also makes own initiatives, for example “Time Gate” monument erected in front of the Andersia Tower Building.

The previous undertakings included, for example the construction of the “Cyryl Ratajski Monument” – the famous first President of the City of Poznan and active support in the construction of the “Polish Cryptographers Monument” – those who decoded the German coding device Enigma.

Besides the above mentioned activities, Von der Heyden Group via its subsidiaries supports various cultural and educational events.
