A new approximately 100-room hotel will form part of Von der Heyden Group’s landmark AND2 development in the heart of Poznań
International hospitality brand IBB Hotel Collection is expanding its presence in Poland with the planned opening of a new 4-star hotel of approximately 100 rooms within AND2, the landmark mixed-use development currently being completed by its mother company, Von der Heyden Group, at Plac Andersa in central Poznań.
The new hotel will combine IBB Hotel Collection’s established hospitality expertise with a prime city-centre location and the modern infrastructure of one of Poznań’s most significant new developments. As an integral part of AND2, hotel guests will benefit from a dynamic mixed-use environment bringing together premium office space, hospitality, services and amenities in one central destination.
The announcement represents both an expansion of IBB Hotel Collection’s Polish portfolio and a return to a location with deep significance for the Group. Von der Heyden Group has been instrumental in the transformation of Plac Andersa for more than 30 years, while IBB Hotel Collection itself has longstanding roots in the Polish hospitality market.
AND2: the final chapter in the transformation of Plac Andersa
AND2 represents the fourth and final stage of the long-term development of Plac Andersa, an area that Von der Heyden Group has helped transform from a largely underused part of the city into one of Poznań’s most prominent business districts.
Working in partnership with the City of Poznań, the Group’s development of the area began with the Poznań Financial Centre, completed in 2001 as the first modern A-class office building on the square. This was followed by Andersia Tower in 2007 and Andersia Business Centre in 2012. AND2 now forms the concluding phase of this multi-stage urban development, which represents approximately a quarter of a billion euros of investment in the area.
Rising approximately 116–117.5 metres above Poznań, AND2 is designed as a 25-storey landmark with approximately 40,000 sqm of GLA, complemented by three underground parking levels and 251 parking spaces. The project occupies a 6,670 sqm freehold site and is targeting LEED Gold certification.
Located at Plac Andersa 2, AND2 sits at the heart of the city, within close reach of Poznań’s principal commercial, cultural and transport infrastructure. The central railway station is approximately 1.5 km away, Poznań International Fair approximately 1.7 km away and Poznań Airport approximately 6.7 km from the development, according to the project presentation.
A hotel integrated into a new generation of mixed-use development
The new IBB Hotel Collection property will form an important hospitality component of AND2’s broader offering. The development has been conceived not simply as an office tower, but as a self-contained urban environment with a broad range of amenities for tenants, visitors and hotel guests.
In addition to the 4-star hotel, plans for AND2 include a private medical clinic, spacious fitness club, flexible workspace, specialty café, convenience retail, on-site catering services, bicycle facilities, parcel lockers and an ATM. The hotel will benefit from separate elevator access, integrating it into the wider development while maintaining a distinct guest experience.
The building itself has been designed around modern standards of efficiency, connectivity and wellbeing. Features include a nine-metre-high main lobby, 15 high-speed lifts, electric vehicle charging, photovoltaic panels, natural ventilation through openable sections of the façade, individual room cooling, central air humidification, smart building solutions and a Building Management System.
Sustainability also forms an important part of the development concept. AND2 is targeting LEED Gold certification and incorporates functional glazing designed to reduce solar heat gain, BMS-based energy monitoring, photovoltaic panels, low-carbon materials and advanced construction methods aimed at reducing environmental impact. A Green Lease framework and CRREM pathway are also planned.
“The opening of a new IBB Hotel Collection property within AND2 marks an important new chapter both for the brand and for our long-standing relationship with Poland. Poznań is a city of special significance to the Von der Heyden Group and to IBB Hotel Collection, and the inclusion of IBB Hotel Collection in the final phase of the Plac Andersa project once again creates a natural link between our property and hospitality businesses, bringing us back to a city that treated us so well for 15 years with our previous IBB Andersia Hotel. We are looking forward to creating a contemporary hotel that caters to both business and leisure travellers, whilst becoming an integral part of this iconic urban development project.”
— Samuel Santos, CEO IBB Hotel Collection
A longstanding relationship with Poland
The new Poznań property builds on IBB Hotel Collection’s long-established relationship with Poland, a market that has played an important role in the development of both the hotel brand and the wider Von der Heyden Group.
IBB Hotel Collection currently operates IBB Grand Hotel Lublin, a 72-room property in Lublin. The Group’s history in Poland extends considerably further across the real estate and hospitality sectors, with Von der Heyden Group having developed and invested in numerous properties across the country over several decades. The AND2 investor presentation highlights projects including the Poznań Financial Centre, Andersia Tower and Andersia Business Centre in Poznań, as well as investments in Warsaw, Gdańsk and Lublin.
Poznań itself has a particularly important place in that history. The development of Plac Andersa has been underway for more than 27 years and has progressively introduced modern office, hotel, retail and public spaces to what has become one of the city’s key commercial addresses.
The city also offers a strong base for both corporate and leisure hospitality. Poznań has approximately 540,000 residents and a metropolitan population of more than one million, while its position between Berlin and Warsaw, extensive road and rail links and status as a major academic and business centre make it an important regional destination. More than 100,000 students contribute to the city’s skilled and international workforce.
The new IBB Hotel Collection property at AND2 will further strengthen this relationship, bringing the brand back to Poznań within a development that represents more than two decades of Von der Heyden Group’s involvement in shaping this part of the city. This project concludes the over 25 year public-private partnership that the Group has with the City of Poznań.
AND2: a new landmark for Poznań
AND2 has been conceived as one of the largest and tallest office-led developments in Poznań. Its approximately 40,000 sqm of GLA is divided across three principal office formats: the Silver Office, with floorplates of approximately 2,170 sqm; the Gold Office, with approximately 1,585 sqm floorplates and terraces offering city views; and the Palladium Office, comprising approximately 860 sqm floorplates at the highest levels of the building and offering panoramic views across Poznań.
Together with its hotel, retail, health, fitness and service components, AND2 is intended to complete the transformation of Plac Andersa into a high-density mixed-use urban quarter at the southern gateway to Poznań city centre.
The addition of the new IBB Hotel Collection property therefore brings together two longstanding areas of expertise within Von der Heyden Group: the development of landmark real estate and the operation of distinctive hospitality properties in key European locations.
