Prima Court

Prima Court holds a significant place in Poland’s commercial real estate history as the first office building in the country to be fully pre-leased prior to construction. The entire building was secured under a ten-year lease by PricewaterhouseCoopers Sp. z o.o. for their Polish headquarters, showcasing strong confidence in both the concept and the capabilities of Von der Heyden Group.

Strategically located in central Warsaw near the Hotel Marriott, Prima Court is a boutique Class ‘A’ office building developed on a 1,197 m² plot. It offers around 7,500 m² of gross space and 4,224 m² of net usable area over eight above-ground floors, complemented by a two-level underground car park for 54 vehicles.

Designed with modern workplace needs in mind, the building features full air-conditioning, high-speed fibre-optic infrastructure, and flexible open-plan layouts. The architectural and engineering design was carried out by WADECO Sp. z o.o., with turn-key construction by ILBAU Polska Sp. z o.o. (a subsidiary of BAUHOLDING AG, now STRABAG AG).

In 2006, Prima Court was sold to RE Polish Property Sp. z o.o. while fully leased to a range of prominent tenants, including First Public Relation, Grifols Polska, DKV Euro Service Polska, Fidelity Information Services, Manpower, Bentley, and Yves Rocher. This successful exit further demonstrated Von der Heyden Group’s commitment to creating high-quality, investment-grade properties in Poland.
