Poznan Financial Centre

The Poznań Financial Centre marked a turning point in the city’s commercial development, becoming Poznań’s first Class ‘A’ office building and the first Public-Private Partnership of its kind. Developed by Von der Heyden Group in collaboration with two investors and the City of Poznań, the project laid the groundwork for the larger Anders Square urban renewal, home to several signature projects by the Group.

Located at the heart of the city, near the Poznań International Fair, the building offers 32,500 m² of gross space and 18,500 m² of net leasable area, including premium ground-floor retail. It set new regional standards for design, quality, and efficiency, redefining expectations in Poland’s regional office markets.

Construction spanned 27 months and was completed in February 2001. The underground works were carried out by Energopol–7 S.A., following a concept from the renowned Design Studio of Dr Ewa and Dr Stanisław Sipiński. Project management was overseen by Probuild Sp. z o.o., with Bilfinger + Berger (Polska) appointed as the General Contractor in 1999.

Even before completion, 11,200 m² were pre-leased to BZWBK, part of Allied Irish Banks (AIB). The building rapidly attracted high-profile tenants such as Polkomtel, Usinor, Dresdner Bank, Allianz, PwC, and Avon.

In December 2004, the fully leased property was sold to AIB Polonia Property Fund S.a.r.l., exemplifying Von der Heyden Group’s long-standing strategy of delivering and divesting high-value, fully-tenanted assets in Poland’s most vibrant urban centres.
