In 2020, Von der Heyden Group expanded its footprint in Southeast Europe by acquiring a prime 10,187 sqm land parcel on the picturesque coastal slopes of Blizikuće, in the Budva Municipality of Montenegro. The investment was executed through its wholly owned local subsidiary, Hotspot Real Estates Limited.

According to the official zoning plan, the land constituted a single urban parcel. The Group’s vision was to develop a premium project featuring 8,883 sqm of residential apartments and boutique hotel units, capitalizing on the site’s elevated position and unobstructed sea views overlooking the iconic Sveti Stefan Peninsula and its proximity to Crvena Glavica Beach.

After successfully securing all the required building and development permits, the land was sold in 2023 to Belmont Developments doo, a leading real estate developer in Montenegro. This transaction reflects Von der Heyden Group’s strategic ability to unlock value through targeted property acquisition, permitting, and disposal.
