Bavaria Towers

In 2006, Von der Heyden Group acquired three office and warehouse buildings in Munich’s prime strategic location, bordering Bogenhausen and Steinhausen, right at the start of highway A94 with direct access to Munich Fair.

Today, Bavaria Towers stands as Munich’s most innovative real estate development, reshaping the city’s east and creating a distinctive gateway to the Bogenhausen district. This striking complex features four high-rises with unique inclined roofs and curved designs, adding a new architectural landmark to the Munich skyline. The mix of three office towers and a hotel provides a premium environment for companies seeking exceptional design, top-tier fixtures, and outstanding infrastructure.

Spanning approximately 23,000 square meters, the site was owned by Bogenhausener Tor Immobilien GmbH, a joint venture between Von der Heyden Group and an institutional investor. Munich-based Bayern Projekt GmbH led the development and represented owner interests.

Designed by Madrid’s renowned Nieto Sobejano Arquitectos, the complex includes the Blue Tower (72.3m, 24,347 sqm, 300 parking spaces), White Tower (53.6m, 15,150 sqm, 140 parking spaces), Sky Tower (83.6m), and Star Tower (46.1m).

In February 2020, Von der Heyden Group sold the Blue Tower, Munich’s second tallest in the complex, to the Real I.S. consortium at a record yield below 3%. The 18-story building, co-developed with BayernProjekt and Zurich Gruppe Deutschland, hosts long-term leases with tenants like NVIDIA and BayernHeim. The transaction involved Bayerische Versorgungskammer (BVK) and Universal Investment and was facilitated by Colliers International and Arnecke Sibeth Dabelstein.
